Preparing Your Home to Sell 

From experience, Realtors know a house that "sparkles" on the surface will sell for a higher price. Additionally, buyers feel more comfortable purchasing a well-cared for home because if what they see is maintained, what they can't see has probably been maintained also.  Your Realtor, who is familiar with buyers' expectations in your neighborhood, can advise you specifically on  what improvements need to be made.  Don't hesitate to ask for advice.  In preparing your home for sale, consider.

Enhance Your Home's Exterior Appearance and Curb Appeal By:

• Keeping the lawn edged, cut and watered. Regularly trim hedges, week lawns and flower beds and prune trees.
• Checking the foundation, steps, walkways, walls and patios for cracks and crumbling
• Inspecting doors and windows for peeling paint
• Inspecting and cleaning the chimney
• Repairing and replacing loose or damages roof shingles
• Resealing an asphalt driveway
• Repairing and replacing loose siding and caulking
• In winter, keeping walks neatly cleared of snow and ice, during spring and summer months, add a few show annuals, perhaps in pots, near the front door.
• Keeping your garage door closed
• Storing RV or unsightly vehicles or machinery somewhere else while the house is on the market
• Applying a fresh coat of paint to the front door and wherever necessary
• Cleaning and aligning gutters

Enhance Your Home's Interior By:

• Giving every room a thorough cleaning and remove all clutter. Some home owners rent storage garage and move their furniture out, creating a more spacious look.
• Hiring a professional cleaning service, once every few weeks while the house is on the market. This may be a good investment for buyers who are busy.
• Removing the less frequently used items from kitchen counters, closets, and attics.
• Repainting dingy, soiled or strongly colored walls with a neutral shade of paint.
• Displaying new towels in the bathrooms
• Replace broken or cracked windowpanes, molding and other woodwork
• Checking for cracks, leaks and signs or dampness in the attice and basement, repairing cracks, holes or damage to plaster, wallboard, wallpaper, paint and tiles.
• Inspecting and repairing the plumbing, heating, cooling and alarm systems, repairing dripping faucets and shower heads
• Sprucing up a kitchen in need of more major remodeling by investing in new cabinet knobs, new curtains or a coat of neutral paint.
